there are people who own land and do not know what to do with it, perhaps because they inherited it or live in another state. They are tired of paying taxes on it and are willing to sell it far below market price.
It only takes these two categories of people to create a long-lasting business. There are over 77,000,000 private landowners in America, and among them are many Don’t Wanters.
It is possible through a strategy called Double Closing. Double Closing is an excellent real estate strategy for investors who wish to buy real estate in their own name and sell it as is in a few months.
The secret of Double Closing is that it will allow you to buy the land from the seller with a special contract in which you decide the purchase price with the seller and postpone the closing in the future for up to 180 days.
This allows you to find a buyer who will buy the property at a higher price before actually purchase it. Once you have found the buyer you can what is called a simultaneous closing or Double Closing. This allows you to purchase the property from the seller using the money of the buyer without you to put any money in the sale and just keep the difference between the purchase price and the selling price.
Yes, but I want to be honest with you. If you are a non-US resident you can still buy and sell land in the US, but you will pay 15% more taxes (FIRTPA withholding tax) without having the ability to deduct expenses you incur in the business (such as marketing expenses).
So the answer is yes. You can start without a corporation even as a non-US resident. But we recommend you take the next step and open a company in the United States as soon as you have done your first deals and recoup your investment.
You will need about $5,000 to purchase your first properties and about $3,000 for marketing, closing and other expenses.
So to be on the safe side, you need to have a starting budget of $8,000-$10,000.
